Things to know before you buy

  • Our buildings are sold as kits

    Our steel-tubed buildings are custom-drafted, cut, and welded to your desired specs. This includes base rails, posts, headers, trusses, window/door framing, purlins, overhangs, metal and trim.  

  • Installs

    Our recommended installers are vetted and have installed 1,000's of our buildings. We will help with scheduling and recommend the best contractor for your job. Our estimates include the building kit, labor, and concrete. Please call for our pay schedule. 256-878-7227.

  • We offer up to an 8:12 pitch

    Anything over 5:12 increases the price due to the labor and equipment needed.

  • We are not home builders

    K&G offers exterior shells and recommended home builders for turnkey options. 

  • Our structures are built to order and custom built

    Therefore, we do not offer Square footage pricing for our exterior shells. This also makes our schedule very fluid. We do ask for patience as we build your frame and erect your dream structure. 

  • We do offer concrete poured on a LEVEL PREPARED PAD

    Your pads must follow our specific guidelines. If not followed you may experience cracks, leaks, unlevel or out of square pads from shifting, and more. Upon arrival, if pad specs were not followed there may be a trip charge added from Straight Up Concrete. REQUIRED PAD SPECS: No Topsoil, preferably chert or crush and run, within 2" on grade, 96%-98% compaction. If pressing down with a piece of rebar, it should not sink more than 2". 


    If groundwork or site prep is needed. We have a recommended contractor to help with all your needs. 


    All slab quotes include standard footer specs. Footer pricing may increase based on your type of build and your county requirements.

  • You may pour your own slab but it must be poured to our specs

    We have very detailed required specs that are needed for our custom builds. Please request these specs PRIOR to pouring your slab. 256-878-7227 *we are not responsible for any leaks or other issues if pouring your own slab. If not poured correctly additional charges may apply for adjustments to frames. 

  • Prior to erecting your pad/slab must be clear of all debris

    This includes but not limited to: RV’s, campers, cars, boxes, etc. We need a clear area to work safely. If objects are not moved, we will move on to our next build. If you request us to remove objects additional charges will apply. *we will not be held responsible for any damage done.

  • If erected on gravel your pad must be 6-8" of being level

    Any extra materials needed for out of level pads will require additional charges. We do not offer wind ratings with structures built with ground anchors.


    We need 3-4’ clear space around the slab or pad to be able to open a ladder/run equipment and work safely. This also includes tree limbs or powerlines. 

  • Please pull all necessary permits or surveys for your town or city.

    You will need to check with your city or town before purchasing. 


    K&G does not pull any permits.

  • K&G will install APPROVED new construction doors or windows of your choice.

    We can install your choice of doors or windows if they are NEW CONSTRUCTION products. And they must be approved by K&G. All quotes are based on our standard doors and windows. We do offer many options. We HIGHLY recommend our products as they have been proven to work seamlessly with our steel posts, headers, and framing system. 


    If you insist on providing your own doors and windows, you MUST provide your EXACT rough openings to K&G PRIOR to any finalized pricing. We will not be able to properly draft or build your structure without these specs. 


    If providing your own doors and windows, upon arrival ALL materials for doors and windows MUST be on the job site. If there is anything missing for our builders to properly install this WILL delay production. Any materials needed that are not on the job site will be the customer's responsibility to purchase. Because we custom draft, cut, and weld based on your provided specs If the sizes are different than what was provided to K&G PRIOR to drafting, and adjustments are needed charges WILL apply. 


    Based on the materials used for our buildings our steel entry doors and windows are tested to work with our framing system. We highly recommend requesting more details on style options to ensure your building is built with top-notch materials. 

  • We do not offer step-by-step instructions for our building kits

    We do offer drafts with parts lists. 

  • We now offer spray foam insulation

    We do not clean posts unless requested (additional charges will apply) we do not spray after interior framing, plumbing, or electrical wire is installed unless your city requires this or requested (additional charges will apply). 


    When adding Spray Foam or 3” Fiberglass insulation we upgrade your metal siding and roofing to 26g metal. This ensures the metal can handle the thickness of these types of insulation. Otherwise, all quotes include 29g metal unless requested. 


    For all shops and garages we highly recommend a moisture barrier insulation in the roof. Metal buildings will sweat. By adding a moisture barrier to your roof this will cut back on condensation. A moisture barrier insulation is NOT recommended if you are going to heat and cool your building. We recommend 3” Fiberglass or Spray Foam. 



  • We do offer ESTIMATED turnkey pricing

    You must provide floor plans for an estimated turnkey price. Our recommended contractor prices by design. 


    If you decide to purchase only the shell package from K&G, we highly recommend requesting our post spacing and measurements for proper planning for plumbing and interior work. Our frame dimensions are much thicker than a traditional home. 



  • We do not use wood posts for porches or porch designs

    You may, however, wrap your posts with cedar or wood yourself or with a contractor.
